  1. What kind of pets do you allow? Do you permit exotic pets?
    We are sorry, but our Community has a strict “No Pet” Policy.* *Special Needs pets are excluded from the Pet Policy.
  2. What must I bring with me to tour an apartment?
    We require one form of government issued photo ID to tour an apartment.
  3. What are your fees and monthly charges?
    Application Fee: $50.00 for first applicant / $25.00 per additional applicant 18-years old and over.* Corporate Application Fee: $100.00* *All application fees are Non-Refundable. Month-to-Month Fee: $100.00 Lease Termination Fee: Two month’s current rent, as per lease. Internal Transfer Fee: $450.00 if during lease term. NSF Fee: $25.00 Late Fee: $50.00
  4. What are the income and credit qualifications?
    The Income Qualifications are based on the Market Rents for each apartment size and are as follows: Studio: $32,760 1-Bedroom: $40,500 2-Bedroom / 1 Bath: $48,600 2-Bedroom / 1.5 Bath: $50,400 2-Bedroom / 2 Bath: $51,300 You must also pass our Credit Qualifications, Criminal Background Check and be free from any Evictions or other Landlord Tenant issues.
  5. What is acceptable “proof of income” to sign a lease?
    Last 30-days of pay stubs or notarized letter of employment from current employer stating earnings. This is required for every applicant over 18 who will be living in the apartment.
  6. What happens if I qualify for an apartment, but my roommate does not?
    If one of the applicants does not qualify, because of a deficient credit score, the application can still be approved if the other applicant completely qualifies on his own. Both applicants must qualify with respect to the income qualifications, criminal background check and landlord / tenant investigation.
  7. Is my security deposit totally refundable?
    Security Deposits are totally refundable, however, before a refund is mailed back to you, outstanding charges including those from your account ledger or damages and cleaning charges for the apartment will be deducted. You will receive a complete accounting of the disposition of your Security Deposit, in writing within 30-days of the last day of your lease.
  8. If I get a job transfer, can I break the lease?
    If for any reason you find you must break your lease, during the term of the lease, we require that you give us a 30-day notice (full calendar month) to vacate and pay a Lease Termination fee equal to two month’s current rent.
  9. Can I change to a month-to-month lease plan after my first year?
    After your first 12-month lease you can remain in your apartment on a month-to-month lease. You will be charged a $100.00 month-to-month fee in addition to your rent and any increase in rent which may have occurred during your lease term.
  10. What utilities are included in my lease?
    Heat and Hot Water, Cooking Gas, Cold Water, Sewer and Trash Removal are all included in your rent.
  11. How long is the term of the lease?
    We offer 12 - 18 month Leases for our new Residents. We only offer 12-month Leases for Residents who are renewing their Leases.
  12. Do you accept leases for short terms?
    Unfortunately, we do not offer short-term leases at this time.
  13. Am I required to have renters insurance?
    Our Leases do not require that you carry renter’s insurance, however, we strongly recommend that you do so and you are advised that our insurance does not cover any of your personal loss and/or liability.
  14. Do you offer furnished apartments?
    Other than kitchen appliances, we do not offer furnished apartments at this time.
  15. Do you offer corporate apartments?
    We do not offer corporate apartments at this time.
  16. If something needs to be repaired in my apartment, how do I report it?
    Regular maintenance should be called into the office during normal business hours. If you have a maintenance emergency after hours, please call the emergency number (732) 324-6518.
  17. When is my rent payment due?
    Rent is due on or before the first day of each month regardless of the day of the week the first falls on.
  18. What day of the month am I liable for a late charge?
    Rent that remains unpaid as of the close of business on the 5th day of each month, regardless of the day of the week the 5th falls on, will accrue a $50.00 late charge.
  19. Will you accept electronic payments from my bank?
    We do accept electronic payments from your bank. Additionally, our Residents can pay their rent on-line at RentPayment.com.
  20. Is there a place where I can pay my rent after office hours?
    Rent payments are not accepted in the office. You must mail your rent to the address provided on your rent statement each month, or use Electronic Funds Transfer (EFT) or RentPayment.com. If you are paying rent after the 5th of the month, we do have a secure drop box in the vestibule of Building 18. Only late rent payments may be placed in this box and they must include the $50.00 late fee to be accepted.
  21. There is a person who might be staying with me for a while, is that permitted by the lease?
    Certainly you may have visitors while living in your apartment home, however, anyone who stays for longer than 7-days in a 30-day period or has mail delivered to your address is considered a Resident and not a visitor. You are not permitted to allow another person stay in your apartment without written permission from the Landlord. Local municipalities mandate the number of persons who can live in any apartment based on the number of bedrooms.
  22. Do you have reserved parking?
    We do not have reserved parking and operate on a first come / first serve philosophy. All Residents must have a Parking Permit. Please call the Office from more details.
  23. I have a motorcycle, where can I park it?
    Motorcycles (or any other motorized vehicle) must be parked within a lined space in the parking lot and must have a Parking Permit.
  24. My children live with me in the summer; do I need to notify your office when they arrive?
    Anyone, including your children, who will be staying in your apartment for more than 7 consecutive days must be listed on the lease as occupants. The Landlord will never grant permission for occupants if it will constitute an over-crowding issue as mandated by local government.
  25. Can I install my satellite dish at my apartment?
    You may have a reputable satellite dish carrier install service at your apartment. We do have specific requirements that must be fulfilled prior to that installation. Satellite dishes are only permitted if they can be placed inside your apartment home, at your own risk. Dishes may not be placed on the grass or hanging out of the window of your apartment. Please speak to the Property Manager to discuss these requirements prior to having an installer come to your apartment home.
  26. Do you have cable services?
    Our Community is serviced by Fios and Comcast.
  27. Does the property have a fitness center?
    We do not currently have a fitness center.
  28. Does the property have a swimming pool?
    Our Community does not have a swimming pool.
  29. Does the property offer on-site recycling?
    Yes, we have single-stream recycling containers at each dumpster area throughout the Community.
  30. Are gas grills permitted at your property?
    We are sorry, but we do not allow grilling at this time.
  31. Is there any additional storage space available at your property?
    We do not currently have additional storage space.
  32. Are residents permitted to paint their apartment?
    All apartments are freshly painted prior to a new Resident’s move-in. However, if you want to paint your apartment a different color, you must have the Landlord’s written permission to do so in advance. Permission is usually granted as long as the same type paint is used (flat / semi-gloss) and with the understanding that the Resident must put the paint back to the original color prior to vacating the apartment.
  33. Will you accept my delivery packages for me?
    We do not currently accept delivery packages for our Residents.
  34. Where do I register to Vote?

  35. How is your property different from the competition?
